Rancho Mercado breaks ground April 4th in Surprise
William Lyon Homes has scheduled the ground breaking for its Rancho Mercado development in northern Surprise at 10 a.m. April 4. The Rancho Mercado master plan is a 1,300 acre PAD with multiple owners. The property is currently vacant desert ranch land. It is designed to offer a broad range of housing types, including single family and multi-family residential, retail/commercial services, employment, parks, schools and an open space network throughout the community. Sahuarita Farms Plan Honored
Sahuarita Farms Master Plan to transform about 1,100 acres of commercial pecan groves into mixed use over the coming decades was recognized by Metropolitan Pima Alliance as a 2016 Common Ground Merit Award winner. Read more »
Garden Grove Housing - 85th Avenue and Glendale Avenue
On October 25th, the Glendale City Council approved a rezoning request to allow for a proposed 82 lot single family residential subdivision on 24 acres immediately south of the existing Rovey Farms community. The project received a unanimous approval from the City Council. LVA and the applicant (Pinnacle Land Development) have also received approval of the preliminary plat, and are moving forward with final plans. Read more »

Scottsdale Memorial For the Fallen
LVA is honored to have the opportunity to work with the SMFTF committee and the City of Scottsdale to design a memorial to honor citizens of Scottsdale who have lost their lives while serving our country in a branch of the Armed Forces. The memorial will be located on the grounds of City Hall, and is planned for dedication on Memorial Day, 2016. Read more »

On Tuesday March 6th, 2018 we received final City Council approval for PUD Zoning and Preliminary Plat for Heritage Farm, a 33-acre property in Surprise at 175th Avenue and Waddell.
PF Chang's Rezoning and General Plan Amendment
On December 4, 2017 LVA received unanimous approval from the Scottsdale City Council to build a 55-lot community on the site of the existing PF Chang's Corporate Headquarters located at the NEC of Miller Road and Pinnacle Peak Road.
Navarro Groves Planned Unit Development (Phoenix, Arizona)
The Navarro Groves Planned Unit Development received Final City Council approval on October 5th, 2016. This plan represents a quality development proposal for a single-family residential neighborhood. Located just north of South Mountain adjacent to the Highline Canal, the community is designed to be sensitive to its surrounding single-family context within an area designated Mixed Use Agricultural on the General Plan Land Use Map.
